Our Policies
A minimum 50% deposit of the total amount is required to make a reservation. We will charge the full amount if your are checking in within 14 days of the reservation date, or are only staying one-night. Visa, Mastercard, American Express, Discover are accepted. Checks are not accepted. Upon receipt of your deposit, a confirmation will be sent by email with your lodging information, key information and directions. Any balance of your reservation will be charged within 7 days of arrival. Failure of your credit card to process for the deposit or the balance will subject your reservation to cancellation and/or the loss of your deposit.
Cancellation Policy: By making a reservation you agree that Backroads will charge $25 for any cancellation more than 14 days from your arrival date. Within 14 days of your arrival date, you agree that you are responsible for the first night's full rate including rent and fees. You are responsible for the entire booking if you have not cancelled your reservation prior to your arrival date. There is no refund for early checkout or for extra guest fees after the check in date. Please note, some properties have non-standard cancellation policies. Guests who book through 3rd party sites like AirBNB, VRBO, Home Away, Booking.com and others are subject to their cancellation policies.

Exceptions to Cancellation Policy: If roads are deemed to be impassable due to weather or other natural causes (with no alternate route available), an alternative cancellation policy may be considered.
Failure to check out on time is subject to a charge equal to half of one night's stay unless authorized in advance by Backroads and/or the on-site host. Registered guests are responsible for any damage and or extra cleaning fees. Should additional (above and beyond the norm) cleaning be required, your credit card will be charged a $25/hour fee. Our hosts and Backroads have the right to inspect the number of people you have in your party. If a host reports extra guests to Backroads, your credit card or account will be charged appropriately. You agree that you will not hold a party, social gathering, have more guests than specified in your reservation or a wedding without written permission from the host and Backroads. If you or your guests smoke in a non-smoking facility, your credit card or account will be charged a $300 cleaning fee. There is a $25 fee, per set of keys, for failure to return them.
Liability: Backroads makes every effort to provide correct and up-to-date information; however the material on the website may contain inaccuracies and typographical errors. Changes are made to the site periodically and may be made at any time, including price changes. Information on the site does not constitute an offer, or a contract.
Privacy Policy: Personally identifying information is collected only when you fill out an information request, or make a reservation directly or online. Backroads will store that information for its own internal use. We may disclose to third parties certain aggregate information contained in your account, provided that such information does not contain any personally identifying information, except as authorized by you, or in the good faith belief that such action is necessary to comply with the law.
